How do you find them?
We maintain contact with owners of large and small property portfolios and their advisers. We also have the means to trace individual owners of suitable properties that appear to offer promising opportunities, to give you access to the investments on the market now (some of which are only marketed to a limited audience), those coming to market soon and, sometimes, off-market opportunities.
Do you just source the property and leave us to get on with trying to buy it?
No, we negotiate on your behalf with the seller and also liaise closely with your solicitors throughout, helping them to ensure as smooth a progress as possible towards exchange of contracts and completion of your purchase. In the process we help them ensure, before you make a binding commitment, that the property and the terms of the lease(s) conform to the information that was provided by the seller before Heads of Terms were agreed and conform to reasonable assumptions that one would have made. We call this process "transaction management".
What about Managing the Property?
Single tenant properties let on FRI leases need little management other than (a) a very occasional inspection to confirm the tenant is meeting maintenance and repair obligations (b) serving rent review notices on time. We can put you in touch with property managers appropriate to the type of property. Multi-tenant properties need more management but the cost of instructing a property manager can be recovered from the tenants (see FRI leases).
