The Process
1. Budget Constraints:
Before
you commence you will need to establish what
your budget is for rent or for purchase. The
latter case will include establishing the greatest
amount your bankers would be prepared to lend
you or which you would be happy borrowing against
a notional property in the light of the likely
repayment amounts.
2. How to decide
on what you need in a New Property:
We will help
you define your needs (assuming you have
not already done this) by asking you a number
of questions, to find out essential matters. For
instance:
Size and Layout:
How
many staff you need to accommodate and what
their individual functions and consequent
requirements for amount and type of working
space are.
What space you need for meetings
and other non-permanent uses.
What space
you need for storage, manufacturing,
dispatch if needed.
Factors affecting your
choice of location (e.g. access to customers,
staff, materials).
Amenities:
Parking
for staff
The image you are looking to
project to your customers, staff and suppliers.
Number of lavatories and amount of kitchen
space.
Special facilities to do with your
particular business (e.g. in the case of
manufacturing or warehousing, you might have
specialist energy, ventilation or drainage
requirements).

Following up with a Space Planning Service:
If
the answers to these questions leave "grey
areas" to be resolved, we can at this at
this stage offer you a detailed consultation
to help you define your needs exactly and,
if appropriate, supply you with notional
space plans on which a search for property
(if you do not already own the land on which
you want the property built) can be based.
There will be a small charge for this to
offset expenses and, candidly, to demonstrate
your interest in pursuing the project. This
fee will be refunded when you have bought
or taken a lease of your new property. Alternatively,
if circumstances subsequently change
and you drop the project or move to a property
not built by us, you will have had the benefit
of our space planning and criteria refining
help anyway.
4. Search for and
Choose a Site to Build Your Premises on
(if
you have not already identified or do not
already own the site on which you wish
to have your new premises built).
5. Finalise
Design, Obtain Planning Permission
if Necessary, Agree Heads of Terms for
Lease or Forward Purchase Contract
6.
Exchange Contracts to Purchase Site
and Exchange Agreements to Lease or Forward
Purchase Contracts .
As stated above, we can buy the site
for you on the basis of your commitment
to the completed project.
7.
Build
A
professionally controlled programme
to ensure complete compliance with
all relevant regulations and codes
and fully monitored to ensure the
expected level of workmanship is
achieved.
8.
Practical Completion of Construction,
Hand-over and Commencement of Lease
or Completion
of Purchase.
Fully
snagged ready to hand over with
a defects rectification period
and, where applicable, a long term
maintenance plan in place. Complete
hand over manuals for smooth hand
over to inhouse staff.
